Providing outstanding customer service to our tenants is important to the management team at The Equity Group. Today, we’re sharing some of the things you’ll need to know if you’re thinking about renting a property that we manage.

Tenant Application Process

During the application process, we will ask for some important pieces of documentation, including a copy of your driver’s license, a copy of your social security card, and proof of income like a paycheck stub. When filling out the application, we recommend you use our online form. This is the fastest and most efficient way to apply for a property, and you can upload your supporting documentation. Once we receive your application, we ask that you give us 24 hours to process the application and conduct the background check. Please make sure we have a good email address or phone number that allows you to receive text messages in case we have any questions during the process.

Completing a Move-In Condition Report

Once we finalize the application process, and you’ve been selected and approved for a property, we’ll ask you to fill out a move-in condition report. This is an important step for both of us. It allows you to go through the property and document its condition. The same form is used when you move out of the property, and we’ll compare how the place looks before and after your tenancy. This will help us with refunding your security deposit and we’ll easily be able to resolve any disputes. It protects both sides during and after the tenancy.   

Maintaining Your Rental Property

When you move in, we ask you to change the air filters at least once every six months. This is important for the longevity of the heating and air conditioning units, and it helps us avoid any unexpected problems during the hot summer months or cold winter months. Please report any problems immediately, especially leaks and broken items. Leaks cost money and can create further damage in the home. So, contact us or fill out an online work order and let us know that you’re having a problem. We want to fix it.

If you do submit a work order and you’re not happy with the service you’ve received or the worker didn’t show up or fix the problem, please let us know. We want to make sure all your maintenance issues are resolved and that the work is done completely and correctly.

Vacating Your Rental Property

When it’s time to vacate, you’ll need to submit a written 30-day notice of your intention to vacate. Send it to our office and we’ll send you an email with a checklist of what you need to do before moving out. The most important things to ensure a smooth transition is to clean the property and have the carpets professionally cleaned. If there is any damage, such as a broken blind or light bulbs that are burned out, please repair or replace those things. If necessary, we can send someone out at your direction to help you with making the repairs that lead to a proper vacating of the property.  

Return your security deposit

Finally, give us a good forwarding address so we can return your security deposit as soon as possible.
